4 Questions To Ask When Seeking A Custom Home Builder

Posted on

Building a home can be a great way to get the home of your dreams. Plus, having a home that's brand new can provide added peace of mind. One of the first steps you'll need to take in your custom-home journey is that of choosing a builder. It's recommended that you interview at least a few potential builders, asking them some key questions along the way that should help you reach your decision.

What's Included in Your Warranty?

Any home builder should include a warranty on your new home, but warranties can vary greatly from one builder to the next. Do your research and find out exactly what will be included in your home warranty and for how long. It can also be helpful to obtain a list of exclusions or items that will not be covered under your warranty. The better the warranty, the greater the peace of mind you'll be able to enjoy.

Will You Provide a List of Contractors/Subcontractors?

Most builders also have a list of trusted contractors and subcontractors whose services they rely on for everything from drywall work to roofing. It's never a bad idea to ask for a list of these contractors so that you can do your own research on the quality of their work before breaking ground.

How Often Will Construction Updates Be Provided?

You'll probably be eager to find out as much as possible about your new home as it's being built, and communication is key in any custom home construction project. With this in mind, be sure to ask any potential builder how often they'll provide you with construction updates, and how they will send them to you. Make sure to get this in writing before you sign a contract as well.

What if There Are Minor Repairs Needed After Move-In?

More than likely, there will be some very minor repairs needed immediately after you move in. Paint chips, cracked molding, and other cosmetic imperfections can sometimes be overlooked in your final walk-through. Any reputable builder will be happy to repair these for you so long as you let them know within a certain period upon moving in. Make sure to find out exactly how many days you have to report these issues so you can be prepared.

A little research and investigation go a long way in finding the right builder for your new home, so be sure to keep these questions in mind!
